We are seeking an experienced Construction Manager (1099 / Independent Contractor) to oversee and coordinate construction, renovation, and build-out projects across multiple office locations. This role will be responsible for ensuring projects are delivered on time, within budget, and in alignment with company standards.
The ideal candidate is a hands-on operator who can manage vendors, control costs, and maintain quality across multiple projects simultaneously.
Key Responsibilities
Project Oversight:
- Manage all phases of construction projects, including planning, budgeting, execution, and closeout
- Oversee office build-outs, renovations, and maintenance projects across locations
- Ensure projects are completed on time and within budget
Vendor & Contractor Management:
- Source, vet, and manage general contractors, subcontractors, and vendors
- Negotiate contracts, pricing, and timelines
- Ensure vendors meet quality and performance standards
Budget & Cost Control:
- Develop and manage project budgets
- Monitor costs and identify savings opportunities
- Review and approve invoices and change orders
Planning & Coordination:
- Coordinate with internal stakeholders (HR, Operations, Leadership)
- Ensure alignment with brand standards and design expectations
- Manage project schedules and timelines
Compliance & Risk Management:
- Ensure compliance with local building codes and regulations
- Coordinate permits, inspections, and approvals
- Maintain proper documentation and project records
Site Visits & Reporting:
- Conduct regular site visits across project locations
- Provide status updates to leadership
- Identify and resolve issues proactively
Requirements
Qualifications
- 5+ years of experience in construction management, project management, or related field
- Experience managing commercial or office build-outs preferred
- Strong vendor management and negotiation skills
- Ability to manage multiple projects simultaneously
- Knowledge of construction processes, permitting, and compliance requirements
- Excellent organizational and communication skills
Work Structure
- Independent Contractor (1099)
- Project-based or ongoing engagement (as needed)
- Flexible schedule, with availability for site visits and coordination meetings
- Must have own transportation
